A Southcote project in Hamilton

Lakeside Blues: navy Hardie siding, porch to peak.

Lakeside Blues is a Southcote job in Hamilton, shared on our Instagram as it went up in 2018. The house was wrapped and re-sided in James Hardie lap siding and board and batten in navy, finished with white trim.

The siding carries around the turret, the front porch and the rear addition, and the roofline was finished in Royal aluminum soffit, fascia and eavestrough. The photos below go from house wrap to the finished exterior.

Braedon had done a few jobs around my house, so when it was time to redo my shingle roof I knew who to trust. He provided a 45-year warranty with timely and respectable service. He broke down the costs simply and it was plain to see I was investing in my own house.

Hamilton homes

What a Hamilton exterior has to deal with.

Hamilton has everything from century brick homes to post-war bungalows and newer subdivisions, between Lake Ontario and the Niagara Escarpment. Each brings its own exterior problems.

Century brick and painted wood

On older brick homes the work is in the wood around the brick: porches, trim, soffit and fascia that need repainting every few years, and original windows and doors. Aluminum cladding, new soffit and fascia, finished porch ceilings and replacement windows and doors end the repainting cycle.

Homes on their first siding

Bungalows, split-levels and subdivision homes often still have their original siding and eavestrough. When panels fade, crack or come loose, a re-side with proper house wrap and flashing fixes the look and the leaks behind it.

Weather off the lake and the escarpment

Wind-driven rain and freeze-thaw cycles find any gap in an exterior. Caulking, flashing and house wrap done properly at every window, door and corner are what keep the water out.

Water at the foundation

Undersized or sagging eavestrough, and downspouts that empty beside the house, send roof water straight to the basement wall. Properly sized and pitched eavestrough, with downspouts carrying water clear of the house, is the first fix.

Building permits, and heritage approvals for designated properties, go through the City of Hamilton. Our work begins once plans are approved and any permits are issued.

Hamilton homeowners ask us.

Do you work in Hamilton?

Yes. Southcote Construction & Consulting is based in Ancaster, which is part of the City of Hamilton, and works across Hamilton, Burlington and the surrounding communities.

Have you done projects in Hamilton?

Yes. The Lakeside Blues project on this page is a Southcote job in Hamilton, and Joe A. of Hamilton had his shingle roof redone by Braedon after a few other jobs around his house.

My house is brick. What exterior work does it need?

Usually not siding, but the parts around the brick: soffit, fascia and eavestrough, windows and doors, caulking, aluminum cladding on porch beams and posts, porch ceilings and the roof. We look at the whole exterior and tell you what needs doing now and what can wait.

Do I need a permit for exterior work in Hamilton?

Any building permit, or heritage approval for a designated property, comes from the City of Hamilton. Whether your project needs one depends on the work. We go over it when we look at the job, and work begins once plans are approved and any permits are issued.
